Two carpet refresh visits
Twice-yearly standard carpet refresh cleaning in the agreed rooms, subject to access and normal soiling.
Exterior presentation clean
One annual presentation clean of agreed accessible exterior surfaces, capped at three labour hours.
Accessible gutter clearance
One annual clearance where safe access is available and the agreed sections are suitable for standard equipment.
Visual roof and gutter check
A photographed visual observation from a safe position. It is not a structural, roofing or drainage survey.

What sits outside the plan
No vague “maintenance included” promise.
Restoration, re-sanding, sealing, specialist roof cleaning, repairs, materials, unusually heavy cleaning, unsafe access and additional visits are excluded and quoted separately. Contractor work is only authorised within the limit agreed with the owner, except where immediate action is reasonably required to make an emergency safe.
The exact annual allowance, rooms, surfaces and access points are recorded in the property schedule.
